Form LRA 30 is an official land registration form under the Land Registration Act and the Land Registration (General) Regulations, 2017 in Kenya.It is used when tenants in common (co-owners of a piece of land) apply to have the land partitioned (subdivided into distinct portions) pursuant to an order of the Registrar.In essence, it allows co-owners of land to move from shared ownership to separate ownership of distinct parcels after the Registrar has issued an order permitting the partition.Requirements:When filling and submitting Form LRA 30, the following are required:1. Title Number – The specific parcel being partitioned.2. Names & details of all proprietors – Each co-owner (tenant in common). Must include:- Full name- National ID/Passport No.- KRA PIN- Address- Coloured passport photo3. Execution & signatures – All proprietors must sign the application.4. Certificate of Verification – Each proprietor must appear before a certifying authority (e.g., advocate, notary, magistrate) to confirm voluntary execution and understanding of the form.5. Registrar’s order – The application is only valid if there is an existing Registrar’s order for partition.6. Cadastral documents (must be attached):- Cadastral Map- Cadastral Plan (showing subdivision and approximate areas for each proprietor).7. Registrar’s endorsement – Once verified, the Land Registrar registers and seals the application, creating new records and titles.
